Aside from being in the insurance business, I (James Brown) am also a landlord / real estate investor.  I have a small portfolio of residential and commercial properties.  Although the information for my real estate is being provided on this site, the real estate is separate from Lone Star Insurance Agency.  While you are on this site you can however look into insurance if you'd like.  Additionally, if you have a property you are interested in selling, I may be a potential buyer.  Please contact me BEFORE you list your property with a real estate agent.

Details on available properties can be seen below.  Please read the following information first.  All rental applicants will be required to pay a $50 non-refundable cash application fee.  This fee goes to offset the cost of reports that I run checking: credit, criminal background and prior evictions.  If you have "issues" you need to speak with me beforehand so that we may discuss them.  I personally don't see any of the details of your credit, the report simply gives me an overview.
A fillable PDF copy of the Rental Application is below.  Please open this PDF, complete it, and then print a copy off and bring it with you to my office along with the $50 cash application fee, a copy of your driver's license and your most recent bank statement.


 Regarding Possible Owner Financing
For the right buyer, I will owner finance a property.  I do require a minimum down payment of 20% of the sales price.  My interest rates are higher than what a mortgage company will charge.  If you have good enough credit to get a loan with a mortgage company you are better off to do so.  I typically do an interest only loan that will allow you to keep your payments low for a couple of years while you clean up your credit and then refinance.  This allows you to lock in the purchase price now and reap the benefits of home ownership and appreciating house values while working of repairing your credit.

 Regarding Properties For Sale

 With some properties I am open to renting or selling them.  I do not pay real estate agent fees.  If you are working with a real estate agent and have signed a contract to buy using their services this may not work for you.  On several occasions I have bought and sold houses without a real estate agent.  I use the same title company to do all of my work and they are familiar with me.  We will do everything above board just like an agent would do, however the fees will be avoided.  I can provide testimonials from other people I have done real estate business with if you'd like.  I have nothing against real estate agents and most of them do a great service.  However, for my business model to work and for me to make a small profit I must avoid their fees. 

If you have viewed the photos and are interested in buying or interested in seeing the house in person I would be happy to show it to you if you are either PRE-QUALIFIED with a lender and have a letter stating so, OR if you are interested in me owner financing it you are certain you have 20% of the purchase price for a down payment.  I don't want to waste my time or yours showing the house to buyers who are not qualified.  Thank you.
